We have provided this guide which outlines the steps to take to securing a new rental.

We have also provided an on-line application from which you can complete with your details and then print out to sign and hand in at one of our offices with your first payment.

Once you have found a home you would like to rent, what happens next?

A £250.00 reservation fee must be placed in order to secure the property. This can be paid by bankers draft, building society cheque, personal cheque, cash or debit card. You will then be given application forms for each individual that will be living in the property (excluding children). These forms must be returned to the office within 24 hours. If the forms are not returned the property will be put back on the market.

The application forms will then be processed by our referencing department who will call you within 48 working hours with an initial decision (subject to fully completed application forms and all references received).

Once all the relevant references have been received and the Landlord has accepted your application, you will then be invited into the office to sign the tenancy agreements and pay the remaining balance within 7 days (which is detailed below).

  • One month's rent in advance
  • Deposit equivalent to one month's rent
    (less any reservation fee paid)
  • The application and tenancy charge is £150.00 for 1 applicant & £220.00 for 2 applicants. All additional applicants and guarantors are £70.00 each*

*All our fees include VAT at the current rate

Example based on two adults moving into a house at a rent price of £450.00 per calendar month:

  Example  
Rent £ 450.00  
Deposit (minus £250.00 reservation fee) £ 200.00  
Application and tenancy charge £ 220.00  
     
Total £ 870.00  

 

This can be paid by bankers draft, building society cheque, personal cheque (you cannot move into the property until the cheque is cleared) or debit card. Cash will not be accepted.

The application and tenancy agreement charges are non-refundable and the security deposit is only refunded at the end of your tenancy as long as the tenancy agreement has been satisfactorily conducted.

It is your responsibility to ensure that your possessions are adequately insured. You are also required to provide us with the following:

  • Proof of photo identity (passport or new style driving licence)
  • A recent utility bill in your name for your current address

If you become a tenant of one of our managed properties then your deposit will be protected by The Dispute Service and you will receive details of this when you sign your tenancy agreements. If we do not manage the property then the Landlord will be responsible for protecting your deposit and informing you accordingly. We do not charge you for tenancy renewals or final inspections.
